Always visit potential homes in the daytime. If this is not an option, arrange a second visit. Arrive early and take the time to inspect the home’s interior and exterior. Take stock of how much light and shade the property receives at any given time.

When inspecting the interior, do not take decorations and furniture into consideration. Instead, focus on each room’s size and layout and note whether any renovation or landscaping is needed. Bring measuring tape and jot down the exact measurements of each room. If the house interests you, ask the owner or agent as many questions as possible.

Things to look out for

During your visit, be sure to take stock of the following items:

•The size and layout of each room
•The condition of the kitchen and bathroom
•Exterior walls and siding
•The roof and attic
•The windows and doors
•The condition of the basement and foundation
•The electrical system, wiring and average monthly heating costs
•The plumbing system
•The presence of humidity or mould in the walls, roof or foundation
•The outside of the building (balconies, stairs, storage sheds) and the lot and soil type on which the structure is built
•Any renovations and/or maintenance work completed by the vendor. Ask for invoices and check whether any guarantees on work are transferable.
